An addition of a Junior Accessory Dwelling unit (JADU) to an existing 1930 estate residence. Project scope consists of an addition to the existing kitchen with a breakfast room with fireplace. The JADU has a bedroom/sitting room, small kitchenette and bathroom. It also has a separate entrance to the exterior and is perfectly set up for potential future home care. This 2 story accessory dwelling unit was built with a deck over a carport and is attached to an existing 1 car garage. The street level consists of a bedroom, bathroom, and laundry area while the second level is a living area which required a coastal development permit and is legal to rent.

A 1 bedroom, 1 bath ADU is built into the hillside to save space in the rear yard. The living, dining, and kitchen areas have a vaulted ceiling which continues into the front covered patio. Looking at the right picture, the new structure fits neatly within the hillside where the concrete culvert ties into the existing drainage system. This new 2 level ADU in the rear yard of an existing home has a 1 car garage, 2 bedrooms and 2 baths downstairs. The upstairs includes the living, dining, kitchen areas with a half bath.
